Managing Resort Communities

At Artemis Lifestyles, we manage a diverse range of homeowner associations, including 55+ communities and condominium towers. We also partner with resort communities featuring vacation and ownership elements, which is a unique twist on community management.

For example, one of our client communities is Rolling Oaks Splendid at Margaritaville Resort Orlando, which is a combined residential and short-term rental community.

As a new community, Rolling Oaks at Margaritaville is controlled by the developer and the Margaritaville brand, which is different from managing communities that are controlled by a homeowner board. Part of what makes this community so unique is that the rules on purchasing and managing the Margaritaville cottages are very strict. These contractual guidelines create a consistent, seamless resort experience both inside and outside each cottage.

The community works exclusively with two property-management companies on cottage rental and two furniture companies who closely follow the guidelines on what’s allowed in each cottage. This makes the community’s covenant enforcement a straightforward process.

Even though this is a community controlled by the developer and the Margaritaville brand, the members are very involved in managing the resort and creating the rules and regulations that govern the community. The biggest problem? Finding that lost shaker of salt…
